Every loft conversion needs at least one opening cut into the existing structure. Whether it is a staircase rising from the floor below, a dormer window, or a Velux rooflight, each opening removes structural timber that was carrying load. Timber trimmers are the framing members that redistribute that load safely so the structure stays sound.
As carpenters who carry out loft conversions across Sussex, we spend a significant part of every loft project getting the trimmer work right. It is one of the most structurally important stages of the build, and one that homeowners rarely see once the floor and ceiling are finished. Here is what is actually involved.
What Are Timber Trimmers?
When you cut through a floor joist or roof rafter to create an opening, the cut timber can no longer span to its bearing point. The load it was carrying needs to go somewhere. That is where the trimmer framework comes in.
The system uses three distinct members:
- Trimmer joists – full-length joists running either side of the opening. These carry their own load plus the extra load transferred from the opening. They are almost always doubled up (two joists bolted together) and sometimes tripled for larger openings.
- Trimmer beams (also called headers) – shorter members spanning across the opening at the head and foot, connecting the two trimmer joists. These catch the ends of any joists that have been cut.
- Trimmed joists – the joists that have been cut short to create the opening. Their cut ends are supported by the trimmer beam using metal joist hangers.
The principle is straightforward: maintain the load path that the removed timber previously provided. The execution requires accurate sizing, proper connections, and the right sequence of work.
Where Are Trimmers Needed in a Loft Conversion?
There are three main scenarios where trimmer framing is required:
Staircase Opening
This is the largest and most structurally demanding opening in any loft conversion. A typical staircase opening measures 900mm to 1200mm wide and 2400mm to 3000mm long. Every joist cut to form this opening transfers its load into the trimmer system. Getting the position right is critical – it needs to provide adequate headroom (minimum 2m on the stair line, 1.9m at the lowest point) while fitting within the available floor plan.
Roof Window Openings
Velux and other roof windows require trimmers cut into the existing rafter system. The trimmers span across the head and sill of the opening to transfer loads to the adjacent rafters. For standard rafter spans up to about 3m, timber trimmers are almost always sufficient.
Dormer Openings
Dormers need trimmer framing in both the floor/ceiling structure and the roof where the dormer cheeks are formed. Larger dormers – particularly on hip-to-gable conversions or L-shaped designs – may involve removing enough rafters that steel becomes necessary rather than timber.
The Installation Process
The sequence matters. Getting it wrong risks structural failure during the build. Here is how we approach it:
- Mark out the opening. Set out the dimensions on the existing floor, accounting for stair geometry, headroom requirements, and the width of the trimmer members themselves. The trimmer timbers take up space, so the structural opening is always slightly larger than the finished opening.
- Install temporary propping. The existing ceiling below must be supported before any joists are cut. Adjustable props and strongboy supports carry the load while the permanent trimmer frame is built.
- Fix the trimmer joists. The two full-length joists on either side of the opening are doubled up by bolting a new member to each existing joist. These must be in place and load-bearing before anything is cut.
- Fix the trimmer beams. The cross members at the head and foot of the opening are hung between the two trimmer joists using proprietary long-leg joist hangers. Every nail hole in the hanger must be filled with the correct gauge nail – partially fixed hangers are a Building Control fail.
- Cut the existing joists. Only once the trimmer frame is fully fixed and carrying load.
- Hang the trimmed joists. The cut joist ends are supported by joist hangers fixed to the face of the trimmer beam.
The key rule: never cut joists until the trimmer frame is in place and load-bearing. We have seen projects where this was done the wrong way round and the ceiling below has cracked or deflected as a result.
Timber Sizes and Grading
All structural carcassing timber used in trimmer work is specified as C24 grade – kiln-dried and regularised. C24 is the standard for domestic structural work, offering better strength and dimensional stability than the older C16 grade.
Common sizes for loft conversion trimmer work:

For most domestic loft conversions, doubled 47x200mm or 47x225mm C24 is sufficient for the trimmer joists. The actual size must be confirmed against the TDUK (Timber Development UK) span tables for the specific opening dimensions, joist spacing, and imposed loads on the project.
When Steel Is Needed Instead of Timber
Timber trimmers handle the majority of domestic loft conversions where spans are moderate and loads are standard. Steel becomes necessary when:
- The opening span is too wide for timber to meet deflection limits within practical section sizes
- The trimmer joist spans too far between support points (for example, where there is no intermediate load-bearing wall below)
- Heavy point loads bear down from above – ridge beams, purlins, or relocated water tanks
- Hip-to-gable conversions or large L-shaped dormers remove enough rafters that timber cannot economically carry the redistributed loads
When steel is needed, a structural engineer calculates and specifies the section (typically an RSJ or UC profile). Access is often the biggest practical challenge – steel sections may need to be cut and spliced to get them through existing loft hatches and up narrow staircases.
Building Regulations
Trimmer work in a habitable loft conversion falls under Approved Document A (Structure) of the Building Regulations. Key requirements include:
- Floor joists in habitable loft rooms must be designed for a minimum imposed load of 1.5 kN/mยฒ
- All trimmer connections must use proprietary metal joist hangers – skew-nailing (simply nailing at an angle) is not acceptable
- Notches and holes are not permitted in trimmer beams – services like pipes and cables must be routed elsewhere
- Structural calculations from a qualified engineer are expected for anything beyond straightforward domestic spans
- Building Control will inspect the trimmer work before it is covered up – do not board over until sign-off
Skipping Building Control sign-off on trimmer work creates serious problems if you ever sell the property. Buyers’ solicitors and mortgage surveyors will flag the absence of a completion certificate, and retrospective sign-off is expensive and disruptive.
Common Mistakes We See
Having worked on loft conversions across Sussex for years, these are the errors we come across most often on projects where corners have been cut:
- Skew-nailing instead of joist hangers. This does not meet Building Regulations and will fail inspection. Proprietary metal hangers are mandatory for every trimmer connection.
- Single trimmer joists where doubles are needed. A single joist is rarely sufficient for a staircase opening. The trimmer joist carries its own load plus the load from every trimmed joist hanging off the beam – that can double or triple the load compared to a standard joist.
- Cutting joists before the trimmer frame is in place. This is dangerous. Without temporary support and the permanent trimmer frame carrying load, the ceiling below can crack, deflect, or worse.
- Notching trimmer beams for pipes or cables. Not permitted. Any notch or hole weakens the beam at the point where it needs maximum strength.
- Using unseasoned timber. Green timber shrinks as it dries, causing differential movement, squeaky floors, and cracked plasterwork. C24 kiln-dried regularised timber is specified to avoid this.
Why It Matters
Trimmer work is hidden once the floor is boarded and the ceiling is plastered. You will never see it again. That is exactly why it needs to be done properly – there is no coming back to fix it without stripping everything out. A well-framed opening with correctly sized timbers, proper joist hangers, and Building Control sign-off is something you fit and forget for the life of the building.
